The longer it sits there idle the fewer showing you get and the price reductions have to be substantial to get the agents and buyers interested in the house again. 

All the advertising, open houses and good intentions will not work if the home does not meet buyers tough standards.  

If you don't want to be the "bad guy" who has to tell the sellers that some work needs to be done - I will do it for you in a friendly and professional way.

This is a service that you can offer your clients when you are listing or when you've been on the market too long and need to find another way to create interest in the property.

Since 85% of buyers look on the internet sites before calling a Realtor it essential that you have good, clutter free photos. The staging should be done before you put photos on the MLS, make fliers, arrange a virtual tour, go on a caravan or have an open house.   

You will never know how well staging works if you don't give it a try! Even if a house sells in a reasonable time who says the homeowner could not have gotten multiple or higher offers if the home was showing at it's very best?

Client loyalty and repeat business comes from great advice and customer service. 

I will make suggestions to the homeowner on the inside and outside of the home with a written list. This includes specific clutter removal, furniture arrangement, odor control, removal of personal items, painting or flooring replacement as well as any other concerns specific to the property. It is easier coming from me than from you, their trusted agent.
